Compensation and Benefits
- $120,000 base salary
- Performance-based bonus opportunity tied to individual and departmental results

Position Summary
DST Property Management is seeking an experienced Controller to lead the financial operations supporting its portfolio of condominium and homeowners associations throughout South Florida.
Reporting to the President, the Controller will lead DST’s association accounting department and ensure clients receive accurate, timely, and fully reconciled financial information. This individual will establish effective controls, standardized processes, clear performance expectations, and a department structure capable of supporting continued growth.
The successful candidate will be a confident and independent leader who takes ownership, makes sound decisions, and maintains exceptional attention to detail. This person must communicate financial information clearly, build trust with clients and employees, and remain composed when addressing complex issues or detailed feedback.
This is a strategic leadership position for someone who wants to help professionalize the accounting function, contribute at the leadership level, and grow with DST over the long term.
Key Responsibilities
Accounting and Financial Reporting
- Ensure the timely and accurate delivery of fully reconciled financial reports for all condominium and homeowners associations managed by DST.
- Oversee general ledger accounting, accounts payable, accounts receivable, cash management, collections, banking activity, reconciliations, and month-end and year-end close processes.
- Maintain appropriate accounting for operating funds, reserve funds, special assessments, owner receivables, prepaid assessments, and other association-specific accounts.
- Lead annual association budgeting and financial planning processes.
- Coordinate audits, reviews, compilations, tax preparation, and other external accounting engagements.
- Oversee accounting functions related to closings, estoppels, and insurance monitoring.
- Serve as DST’s senior resource for complex accounting, reporting, and reconciliation matters.
Financial Controls and Compliance
- Establish consistent standards for reconciliations, approvals, disbursements, financial reviews, documentation, and expense controls.
- Ensure association funds are properly separated, safeguarded, recorded, and reconciled.
- Identify financial discrepancies, control weaknesses, and reporting issues and ensure they are resolved promptly.
- Maintain accounting practices that support DST’s obligations to its clients and applicable Florida condominium and homeowners association requirements.
- Protect the confidentiality and security of company and client financial information.
Accounting Team Leadership
- Lead, motivate, develop, and hold accountable the accounting and finance team.
- Establish clear roles, responsibilities, workloads, performance expectations, and service standards.
- Create review and approval processes that protect accuracy without causing unnecessary delays.
- Recruit, train, coach, and develop accounting team members.
- Build a collaborative and accountable department capable of supporting DST’s continued growth.
Client and Board Relationships
- Develop strong relationships with Community Managers, Boards of Directors, clients, and other key stakeholders.
- Explain financial statements, budgets, reserves, assessments, investments, cash positions, and delinquencies to individuals without an accounting background.
- Participate in Board and client meetings when senior-level financial expertise is needed.
- Support Community Managers and Boards during budgeting, audits, financial planning, and the resolution of complex financial matters.
- Partner with CPAs, auditors, banks, attorneys, and other financial professionals as needed.
Systems, Processes, and Growth
- Standardize and document accounting policies, procedures, workflows, controls, and responsibilities.
- Evaluate accounting systems and identify opportunities for automation, efficiency, stronger controls, and improved reporting.
- Establish and monitor department performance measures related to reporting, reconciliations, close timelines, collections, accuracy, and client service.
- Use performance data to identify recurring errors, training needs, capacity concerns, and process bottlenecks.
- Oversee the financial onboarding of new associations, including banking, owner ledgers, beginning balances, receivables, payables, reserves, budgets, and inherited records.
- Partner with company leadership on operational improvements, technology decisions, client retention, and sustainable growth.
- Help shape a culture of accountability, accuracy, responsiveness, and continuous improvement.

Qualifications
Required
- Bachelor’s degree in Accounting, Finance, or a related field.
- Significant progressive accounting experience with responsibility for financial reporting and accounting operations.
- Experience leading and developing an accounting or finance team.
- Strong knowledge of GAAP and financial statement preparation.
- Experience overseeing month-end close, reconciliations, accounts payable, accounts receivable, cash management, and financial reporting.
- Experience managing accounting across multiple entities, clients, properties, or locations.
- Demonstrated success developing financial controls, improving processes, and building scalable accounting operations.
- Strong analytical, organizational, and problem-solving skills.
- Ability to identify errors and inconsistencies within complex financial information.
- Ability to explain financial information clearly to accounting and non-accounting audiences.
Preferred
- HOA, condominium, community association management, property management, multifamily, or real estate accounting experience.
- Experience overseeing a high volume of separate entities or client accounts.
- Experience working with Boards of Directors or similar client stakeholders.
- Knowledge of association budgets, audits, reserves, assessments, owner ledgers, and financial reporting.
- CPA or another relevant professional designation.
- Experience with Vantaca or a similar community or property management accounting platform.
- Familiarity with Florida condominium and homeowners association financial requirements.
- Experience leading an accounting department through growth or significant process improvement.
Performance Metrics
- Financial reports are accurate, fully reconciled, and delivered on time.
- Bank and account reconciliations remain current across all associations.
- Month-end and year-end closing processes are completed accurately and consistently.
- Financial discrepancies and control concerns are identified and resolved promptly.
- Accounting procedures are documented, standardized, and consistently followed.
- New associations transition into DST accurately and efficiently.

Physical Demands and Work Environment
- Work is primarily performed in a professional office environment.
- The position may require attendance at client, Board, leadership, training, or industry meetings.
- Occasional travel to local properties may be required.
- Varied hours may occasionally be necessary to meet financial deadlines or attend meetings.
