ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:

Quarterly and Annual Tax Compliance

• Calculate the annual taxability of the Company’s dividends for review by outside tax experts.
• Oversee the timely preparation of the Company’s international, federal, and state income tax returns and estimated tax payments for the parent REIT, operating partnership and other affiliates for which the Company has a direct or indirect ownership interest.

• Review and oversee the quarterly and annual tax compliance activities of the Company’s taxable REIT subsidiaries (TRSs), including taxable income calculations, estimated tax payments, income tax returns, and related supporting workpapers.

• Advise unitholders on federal and state estimates of quarterly taxable income.  Coordinate with tax staff to disseminate information to unitholders.  Act as the liaison and respond to questions and comments which arise.
• Oversee and coordinate composite consent and/or withholding affidavit preparation and dissemination to unitholders..
• Direct tax staff in timely review of the Company’s monthly, quarterly, and annual sales tax returns, including determining taxable goods and services provided on a state by state basis.  This includes, but is not limited to: responding to audit notices, analyzing the benefits and costs of voluntary disclosure agreements, and corresponding with center staff as needed.
• Review annual personal property tax listings and coordinate with center management as needed.
• Prepare and/or review annual tax basis financial statements for wholly owned entities.
• Oversee and ensure timely preparation of certain business license renewals and ensure proper filing with appropriate governing body.
• Review and coordinate with tax staff the maintenance of tax return due date lists and schedules to ensure the timely filing of all required forms with the jurisdictions in which we do business.
• Oversee and assist tax staff to gather information and prepare or review responses to notices received from various taxing authorities.
• Review quarterly REIT income, asset, and distributions tests and complete compliance checklist for final review by VP, Tax.  This includes quarterly REIT calls with outside REIT experts, and communicate with the operations and marketing departments to identify various other income items.

Manage Tax Work and Research

• Review and/or complete tax research assigned by VP, Tax including, but not limited to:
  • REIT qualification issues
  • Federal, state, and local law changes
  • Partnership issues
  • Foreign reporting and accounting tax matters
• Evaluate the effects of sales, purchases, joint venture arrangements and perform related projection calculations of income, fixed asset implications, etc. Assist in due diligence.
• Ensure efficient implementation of new tax law and/or IRS guidelines and regulations for all companies, including joint ventures.  This includes, but is not limited to:
  • Ensure all companies make the most beneficial yearly elections on tax returns.
  • Ensure timely filing of necessary method change forms with the IRS.
  • Create and maintain matrices as necessary to detail annual elections and method change forms to be filed by each of our affiliated companies.
• Manage ASC 740/FIN48 reporting and monitoring for all domestic and international (Canada) activity.
• Analyze and document revaluation triggers.  Prepare or oversee all required work due to conclusions reached based on analysis.
• Prepare or review quarterly and annual tax provision work, including ASC 740 analyses, uncertain tax positions, deferred tax calculations, and supporting disclosures for SEC reporting purposes.

Joint Venture Accounting- 10%

• Record and monitor quarterly and annual tax basis financial statements of joint ventures. Ensure they are complete and accurate in order to meet our internal and our external partners’ tax information needs in a timely manner.
• Prepare Company’s federal and state income tax workpapers for use by outside tax preparers to complete joint venture tax returns.  Provide oversight of outside preparers and primary review of the returns once completed.
• Interpret operating agreements and create income allocation models for new or potential joint ventures. 
• Maintain records of our joint venture partners according to operating agreements. Ensure our obligations are met.  Calculate estimates of taxable income and answer JV partners questions.
• Correspond periodically with JV partners as required per the operating agreements or as necessary to maintain compliance. 

COMPETENCIES:

• Demonstrates an advanced understanding of accounting standards and procedures. (ie.tax law and regulations, GAAP)
• Ability to demonstrate knowledge of taxation by following federal, state and international laws.
• Clearly outline and communicate performance expectations to staff aligning with departmental and organizational goals.
• Ability to research, problem solve and make decisions based on laws, policies and best practices.
• Ability to anticipate and mitigate risks.
• Ability to work well under pressure.
• The ability to work independently as well as in a small team is essential.
• Ability to continue required education necessary to maintain CPA license.

REQUIRED EDUCATION AND EXPERIENCE:

• Masters of Science with a concentration in Taxation or Juris Doctorate with Tax LL.M required.
• Must possess at least 7 years of experience working in the area of taxation either at an accounting firm, law firm, or REIT.  
• Must possess an active standing CPA license (if MS in Tax).
• 1-3 years of experience in a corporate accounting department or in public accounting is preferred.

HIRING RANGE DISCLAIMER

The base salary range represents the low and high end of the hiring range for this position. Actual salaries will vary depending on factors including but not limited to location, experience, and performance. The range listed is just one component of Tanger's total compensation package for employees. 

Hiring Range: $99,000 - $147,600 per year
