Position Summary

The Real Estate Compliance Analyst administers Applied Digital’s real estate compliance program and helps ensure that contractual, regulatory, and operational obligations are identified, assigned, tracked, documented, and completed on time. The role maintains compliance systems and records, supports audit readiness, and works across Legal, Development, Construction, Operations, and Finance to identify risks, escalate potential deficiencies, and improve compliance processes.

Key Responsibilities

• Review leases, development agreements, permits, easements, incentive agreements, utility agreements, insurance requirements, construction milestones, and other project documents to identify compliance obligations, responsible parties, required deliverables, and critical deadlines.
• Support the development, administration, and ongoing use of compliance systems that automate obligation tracking, notifications, documentation, and monitoring of contractual, regulatory, operational, and project-specific requirements through completion.
• Maintain compliance documentation, evidence files, audit support records, and centralized document repositories to support audit readiness and ongoing compliance verification.
• Coordinate reminders, reporting requirements, notices, certifications, insurance deliverables, permit updates, tax incentive submissions, and other key compliance deadlines.
• Support audits, customer reviews, due diligence activities, and regulatory inquiries by gathering and organizing documentation.
• Prepare compliance reports, dashboards, and status updates for management review, including open obligations, upcoming deadlines, overdue items, ownership gaps, and escalated risks.
• Assist with administration of compliance and portfolio management systems, including data integrity, ownership assignments, workflow tracking, Excel-based trackers, SharePoint libraries, contract lifecycle management platforms, and compliance dashboards.
• Partner with internal stakeholders to identify missed or at-risk obligations, escalate potential deficiencies, resolve issues, and improve compliance processes.

Qualifications

• 3+ years of experience in compliance, contract administration, legal operations, risk management, real estate, construction, development, or a related field.
• Strong organizational skills with the ability to manage multiple projects and deadlines.
• Experience interpreting contractual obligations and working with contracts, document management systems, compliance tracking tools, contract lifecycle management platforms, and compliance dashboards.
• Proficiency in Microsoft Excel, SharePoint, Microsoft Office, and reporting tools; experience with compliance dashboards or contract lifecycle management systems preferred.
• Strong communication, analytical, and problem-solving skills.
• Ability to independently review project documents, identify compliance requirements, assign ownership, track completion, and escalate risks or deficiencies when obligations are missed or at risk.
