Property Accounting Manager

The Property Accounting Manager prepares and supports accurate, transparent, and timely financial reporting for a large portfolio of condominiums and cooperatives managed by the firm. This role works closely with the accounting team and property managers to complete client financial reporting, budgeting, audits, cash management, regulatory filings, and financial analysis while maintaining accuracy, efficiency, and client service. The role also presents financial information to condominium and cooperative boards and responds to board-level questions.

Key Responsibilities:

Client Financial Reporting

• Prepare and deliver accurate monthly financial statements for all managed condominium and cooperative properties.

• Review income statements, balance sheets, general ledgers, and supporting schedules to ensure compliance with GAAP and local NYC co-op/condo accounting standards.

• Coordinate financial inquiries with property managers, auditors, and internal stakeholders, providing timely responses and clear supporting information.
• Prepare reserve and operating account reconciliations and supporting schedules for client properties, confirming appropriate controls and compliance with governing documents.

Budgeting & Forecasting

• Prepare annual budgets for each client property in collaboration with property managers and relevant internal teams.
• Prepare multi-year financial and capital planning models to support property-level planning and decision-making.
• Present budgets to condominium and cooperative boards, explain key assumptions, and respond to questions to support review and approval.

Audit & Compliance

• Prepare annual audit schedules, tax filing support, and requested documentation for all client properties in collaboration with external auditors and tax preparers.
• Prepare and submit financial statements, audited reports, and regulatory filings within required deadlines.

Process Improvement

• Prepare and maintain documented procedures that support accurate financial reporting, internal controls, and efficient workflows.
• Work with the technology team to support accounting systems (e.g., Yardi, MRI, or RealPage) and prepare streamlined reporting processes.
• Prepare and maintain key performance indicator (KPI) reports for the client finance function.

Client Support & Financial Analysis

• Prepare and present financial statements, budgets, capital plans, and related supporting materials to condominium and cooperative boards.
• Prepare financial analyses related to assessments, loans, and major projects.
• Prepare financial information and account setup documentation to support the onboarding of new client properties.

Qualifications:

• Bachelor’s degree in Accounting, Finance, or a related field; CPA, MBA, or other relevant accounting or real estate certifications preferred.

• 8–12+ years of accounting or finance experience within property management, real estate, or co-op/condo operations.
• Strong understanding of NYC cooperative and condominium financial structures, including maintenance, common charges, reserves, and assessments.

• Experience preparing and filing Real Property Income and Expense (RPIE) statements and maintaining supporting documentation.
• Experience preparing financial reporting and supporting a portfolio of client properties.

• Proficiency with property management accounting platforms (Yardi, MRI, RealPage, or similar).

• Strong written, verbal, and presentation skills, including the ability to explain complex financial information clearly to condominium and cooperative boards, property managers, auditors, and internal stakeholders.

• Detail-oriented, organized, and capable of thriving in a deadline-driven environment.
