Job Summary

The FP&A Analyst supports the budgeting, forecasting, reporting, analytics, and business intelligence work supporting Roers Companies' operating real estate portfolio. The position gathers, validates, and analyzes property information so that leaders throughout the organization have timely and accurate data to support property and investment decisions. 

The FP&A Analyst is an entry-level position responsible for preparing property-level analysis, maintaining recurring reporting, and supporting the annual budget and forecast cycles under the direction of the Senior FP&A Analyst and Property FP&A Manager. Property FP&A owns the underlying data, tools, analytical frameworks, reporting processes, and decision support; Asset Management owns investment strategy, implementation, follow-up, and results. The successful candidate will bring strong analytical fundamentals, curiosity, attention to detail, and a desire to learn the multifamily real estate business from the property level up. 

Responsibilities

Analytical Support

• Prepare accurate, well-organized analysis and supporting schedules for the Property FP&A team’s recurring deliverables. 
• Follow established processes, templates, and documentation standards, and flag issues or inconsistencies for review. 
• Take direction from the Senior FP&A Analyst and Property FP&A Manager, and progressively assume ownership of recurring tasks as proficiency develops. 
• Meet assigned deadlines within the recurring reporting, forecasting, analysis, and planning calendars. 

Budgeting and Forecasting

• Assist with the annual property budgeting process and ongoing forecasting across the operating portfolio. 
• Populate and maintain planning templates, assumptions, workflows, and calendars established by the team. 
• Gather operating inputs from Asset Management and Property Management and document the assumptions behind them. 
• Compare forecast to actual results, research variances, and summarize explanations for review. 
• Support the development of long-range planning models addressing property performance, capital needs, and investment decisions. 

Reporting, Business Intelligence, and Analytics

• Prepare and distribute recurring property and portfolio reporting on a weekly, monthly, and quarterly basis. 
• Assist in building dashboards and analytical tools using Power BI, Pigment, Excel, and other systems. 
• Track trends and key drivers across revenue, occupancy, leasing, concessions, bad debt, payroll, expenses, and capital investment. 
• Build and maintain supporting schedules, scenarios, and sensitivity analyses under the direction of senior team members. 
• Summarize analysis clearly and accurately in written form for internal review. 

Systems, Data, and Process Improvement

• Maintain the integrity of the data used in property planning, forecasting, and management reporting. 
• Research and resolve data discrepancies with Accounting, IT, Asset Management, and Property Management. 
• Develop working proficiency in Yardi, Pigment, Power BI, and related technologies. 
• Identify repetitive manual tasks and suggest opportunities for automation and standardization. 
• Build familiarity with the business intelligence, advanced analytics, and AI tools used by the team. 

Cross-Functional Partnership 

• Support Asset Management with property-level data, analysis, and ad hoc requests. 
• Assist with property business planning, capital planning, lease-up analysis, stabilization monitoring, and portfolio reviews. 
• Work with Accounting to research and resolve data or process questions affecting reporting. 
• Assist REIT and Capital Markets, Finance, and Investor Relations with data gathering for operating forecasts, performance reporting, and due diligence requests. 
• Perform other duties and special projects as assigned. 

Education: 

• Bachelor's degree in Finance, Accounting, Economics, Real Estate, Mathematics, Engineering, Data Analytics, or a related field. 

Experience: 

• 0–2 years of experience in FP&A, asset management, commercial real estate finance, investments, consulting, or a related analytical field; internship experience will be considered. 
• Coursework, internship, or work experience involving financial analysis, financial modeling, or data analytics. 
• Demonstrated proficiency with Microsoft Excel. 
• Experience organizing and working with large data sets or building schedules and reports from raw data. 
• Ability to communicate information clearly in both written and verbal form. 
• Multifamily real estate experience, including internships preferred.
• Exposure to budgeting, forecasting, reporting, data, or business intelligence processes preferred. 
• Coursework or experience in capital planning, investment analysis, or asset management preferred. 
• Exposure to a vertically integrated real estate organization preferred. 
• Exposure to Power BI, SQL, or planning systems such as Pigment, Vena, Anaplan, or Adaptive preferred.. 
• Exposure to Yardi, RealPage, MRI, or comparable real estate platforms preferred. 
• Progress toward CFA, CPA, ARGUS, CCIM, or similar professional credential preferred.

Competencies:

• Understanding of financial statements, budgeting, forecasting, and variance analysis. 
• Interest in learning how operating performance connects to NOI, cash flow, asset value, and investment returns. 
• Strong Microsoft Excel, analytical, and problem-solving capabilities, with a willingness to develop advanced financial modeling skills. 
• Ability to raise questions, communicate status, and escalate issues clearly and proactively. 
• Strong organizational and time-management skills, with the ability to handle multiple assignments and deadlines. 
• Demonstrated curiosity, initiative, ownership, attention to detail, and commitment to continuous improvement. 

Compensation and Benefits for FP&A Analyst:

Pay Range: $58,000 - $76,100

Compensation is determined by several factors that vary depending on the position, including the individual’s experience, skills, and the knowledge they bring to the specific role.
