Financial Planning & Analysis Analyst

The Siegel Group is seeking a highly analytical and business-minded Financial Planning & Analysis (FP&A) Analyst to support the financial and operating performance of the Siegel Suites® and Siegel Select® portfolio.

This position serves as a key financial partner to Housing Operations, providing leadership with clear insight into property and portfolio performance, identifying trends and opportunities, and translating financial results into actionable business recommendations.

Reporting directly to the President of Housing Operations, the FP&A Analyst works closely with Vice Presidents, Regional Managers, Finance, Accounting, and ownership. The role has significant visibility within the organization and is responsible for preparing the monthly financial and operational review presented directly to ownership.

The ideal candidate understands that strong FP&A goes beyond reporting what happened. This person will dig into the numbers to understand why performance changed, what it means for the business, and what actions may improve future results.

Essential Duties & Responsibilities

Financial & Portfolio Analysis

• Review monthly financial statements and operating results across the Siegel Suites® and Siegel Select® portfolio at the property, regional, and consolidated levels.

• Analyze actual performance against budget, forecast, prior year, and historical trends.

• Identify significant revenue, expense, NOI, occupancy, and operating variances and investigate the underlying business drivers.

• Analyze property-level and portfolio performance to identify trends, risks, opportunities, and areas requiring additional operational attention.

• Develop meaningful comparisons and benchmarks across properties, regions, and markets to help leadership identify strong and underperforming assets.

• Partner with Finance and Accounting to investigate discrepancies and validate financial and operating information before it is distributed to leadership.

• Analyze the relationship between operational activity and financial results to help leaders understand how property-level decisions affect profitability.

Ownership & Executive Reporting

• Prepare the monthly financial and operating results presentation for ownership, including executive-level analysis of portfolio performance.

• Present monthly results directly to ownership, clearly explaining significant variances, performance trends, emerging risks, opportunities, and recommended areas of focus.

• Develop concise executive summaries that translate complex financial information into meaningful business insights.

• Prepare weekly, monthly, quarterly, and ad hoc performance reporting for the President, Vice Presidents, Regional Managers, and other senior leaders.

• Continuously improve dashboards, reporting packages, and presentation materials to provide leadership with timely and actionable information.

Budgeting & Forecasting

• Participate in the annual budgeting process and perform detailed reviews of property operating budgets.

• Evaluate assumptions related to revenue, occupancy, rental rates, payroll, utilities, repairs and maintenance, contracts, operating expenses, and capital expenditures.

• Challenge assumptions when appropriate and work collaboratively with Operations and Finance to ensure budgets are realistic, supportable, and aligned with business expectations.

• Maintain and support rolling forecasts throughout the year and analyze changes from approved budgets and previous forecasts.

• Develop financial models and scenario analyses to evaluate potential changes in occupancy, rates, staffing, expenses, capital investments, and other business drivers.

• Monitor performance against forecast and identify emerging trends that may affect full-year results.

• Assist leadership with longer-term financial planning and portfolio business plans.

Multifamily & Operational Performance

• Analyze key property and portfolio metrics, including:

  • Revenue and revenue growth

  • Net Operating Income (NOI)

  • Physical and economic occupancy

  • Revenue per available unit

  • Average rates

  • Collections and delinquency

  • Available and down units/rooms

  • Payroll and labor costs

  • Repairs and maintenance

  • Utilities

  • Contract services

  • Marketing expenditures

  • Capital and property improvement spending

• Analyze revenue and occupancy trends by property, region, market, and portfolio.

• Partner with Vice Presidents and Regional Managers to understand the causes of property underperformance and establish measurable methods for tracking improvement.

• Evaluate the financial impact of pricing, staffing, marketing, operating, and property-improvement decisions.

• Identify opportunities to improve NOI through revenue growth, expense management, operational efficiencies, and improved asset performance.

• Monitor corrective action initiatives and measure whether operational changes are producing the expected financial results.

Financial Modeling & Decision Support

• Build and maintain financial models to support operational and strategic decision-making.

• Perform scenario and sensitivity analyses to evaluate potential business decisions and changing market conditions.

• Evaluate the financial return and ongoing operating impact of proposed property improvements, staffing changes, vendor decisions, and other investments.

• Support leadership with ad hoc financial analysis for new initiatives, operational changes, and portfolio decisions.

• Develop tools that allow Operations leaders to better understand the financial impact of their decisions.

• Identify opportunities to automate, streamline, and improve recurring financial reporting and analysis.

Qualifications

• Bachelor's degree in Finance, Accounting, Economics, Business Administration, Real Estate, or a related field preferred.

• Experience in FP&A, financial analysis, accounting, operational finance, real estate finance, or a similar analytical role.

• Experience supporting multifamily housing, residential real estate, extended-stay lodging, hospitality, property management, or another multi-location business strongly preferred.

• Strong understanding of financial statements, budgeting, forecasting, variance analysis, and financial modeling.

• Understanding of multifamily or real estate operating metrics, particularly revenue, occupancy, NOI, payroll, operating expenses, and capital expenditures, preferred.

• Advanced Microsoft Excel skills, including the ability to analyze, reconcile, organize, and model large amounts of financial data.

• Experience developing executive-level reports, dashboards, and financial presentations.

• Ability to communicate financial results clearly and confidently to operational leaders, executives, and ownership.

• Strong analytical and problem-solving skills with the ability to identify relationships between financial results and operational activity.

• Exceptional attention to detail and willingness to investigate discrepancies or results that do not appear reasonable.

• Ability to manage multiple deadlines and recurring reporting cycles in a fast-paced, multi-property environment.

• Strong interpersonal skills and the ability to work collaboratively with Finance, Accounting, Operations, and senior leadership.

• Ability to work independently, exercise sound judgment, and take ownership of reporting and analysis from initial review through executive presentation.

The FP&A Analyst provides a clear understanding of what is happening across the portfolio, why it is happening, where leadership should focus attention, and how operational decisions are affecting financial performance.

The successful analyst will become a trusted financial partner to Operations and ownership by providing accurate analysis, asking thoughtful questions, identifying issues early, and turning financial and operational data into information leaders can act on.
