DIVISION OVERVIEW
Oppenheimer Development Corporation (ODC), an Oppenheimer Companies Inc. (OCI) affiliate, develops, manages, maintains, and invests in commercial properties in Idaho and the Intermountain West concentrating primarily on office buildings and shopping centers. ODC provides our partners and clients with properties that meet or exceed design and functional requirements at optimum economic cost and return.
POSITION PURPOSE
OCI has built an over-the-top customer service culture within our business. This role will continue that ethos by providing exceptional support to the Vice President by performing accounting and financial reporting processes and property management for projects managed, owned or affiliated with Oppenheimer Development Corporation.
KEY RESPONSIBILITIES:
Accounting Operations
- Process Accounts Payable & Accounts Receivable
- Analyze accounts payable invoices to assign proper account coding and general ledger descriptions
- Track recurring expenses for proper period reporting and determine when accruals and prepaid entries are needed
- Record loan payments and track amortization schedules
- Meet Accounting Department calendar deadlines
Cash Management & Banking
- Process Online Banking activities (i.e. verify direct deposits, electronic deposits, and upload reports for fraud prevention purposes)
- Record automatic payment items
- Make bank deposits
- Monitor bank balances and cash requirements to support day-to-day business activities
Property & Tenant Accounting
- Collaborate with Property Managers to ensure accurate lease charges and invoice tenants
- Maintain and update Rent Rolls for each property
- Process Accounts Receivable reports for distribution to Property Managers
- Research and answer Property Managers' questions
- Assist in the preparation of quarterly and annual recoverable charges reconciliations
- Maintain Tenant and Vendor Certificates of Insurance for properties
Budgets, Audits & Reporting
- Enter annual property budgets and be familiar with accounts used at each property for payable expenses
- Assist in compiling data for annual audits/reviews and annual 1099 distribution
Records & Administrative Support
- Maintain organized file systems and up-to-date accounting records through electronic filing
- Assist with miscellaneous administrative duties
- Miscellaneous other duties as directed or assigned by Supervisor
QUALIFICATIONS:
- Degree in Accounting or a minimum of two years of experience in accounting, bookkeeping, or a related field required.
- Experience in general bookkeeping, standard accounting procedures, and accounting software.
- Yardi experience preferred.
- Proficiency in Microsoft Word, Excel, and Windows-based network environments.
- Ability to maintain a high level of confidentiality.
- Ability to prioritize, multitask, communicate, and work effectively.
- Good written and verbal communication skills.
- Strong interpersonal skills with the ability to relate well and deal with the general public, building tenants, contractors, service industry personnel, and colleagues regardless of organizational relationship in a mature, intelligent, and responsive manner.
