Position Summary: The Property Accountant is responsible for the financial reporting and accounting activities for an assigned portfolio of RV parks and real estate properties. This position manages daily cash activity, completes monthly financial reporting, performs reconciliations, prepares tax filings, and partners with Property Managers and Operations to ensure accurate financial information is available to support business decisions. The Property Accountant plays an important role in maintaining the integrity of the Company's financial records while identifying opportunities to improve accounting processes and operational efficiencies.
Key Responsibilities:
- Record and reconcile daily property deposits from point-of-sale (POS) systems to bank activity.
- Investigate and resolve deposit discrepancies, outstanding payments, and cash variances.
- Monitor accounts receivable balances, unapplied payments, and outstanding deposits.
- Coordinate with Accounts Payable regarding vendor invoices and payment issues.
- Perform month-end close activities for an assigned portfolio of properties.
- Prepare journal entries, account reconciliations, and supporting schedules.
- Complete monthly bank reconciliations.
- Prepare monthly financial statements and distribute financial packages within established deadlines.
- Develop recurring financial reports, including utility analysis, ancillary income reporting, outstanding deposits, accounts receivable aging, and operational dashboards.
- Record recurring accounting transactions, including payroll journal entries, mortgage payments, and other assigned financial activity.
- Maintain prepaid expense schedules and merchant account documentation.
- Monitor aged payables and follow up on property tax billings.
- Participate in monthly financial review meetings with leadership.
- Prepare joint venture reporting packages and supporting schedules for ownership groups.
- Prepare and file applicable sales tax returns and assist with annual tangible personal property tax filings and property tax reporting.
- Support annual audits and year-end financial reporting activities.
- Respond to accounting questions from Property Managers, Operations, vendors, and other corporate departments.
- Assist the Controller with special projects, financial analysis, process improvements, and other duties as assigned.
Required Skills/Experience:
- Bachelor's degree in Accounting, Finance, or related field.
- Minimum of 3 years of accounting experience, preferably in property accounting, hospitality, real estate, or multi-location operations.
- Strong understanding of general ledger accounting, financial statements, and month-end close procedures.
- Experience preparing bank reconciliations and journal entries.
- Advanced proficiency in Microsoft Excel, including formulas, pivot tables, and financial analysis.
- Experience working with accounting software or ERP systems.
- Excellent analytical, organizational, and problem-solving skills.
- Strong attention to detail with the ability to manage multiple priorities and recurring deadlines.
- Effective written and verbal communication skills with the ability to collaborate across departments.
- Ability to work independently while maintaining a high level of accuracy and confidentiality.
