TRID Compliance Analyst

Job Description

The Disclosure Compliance Analyst is a central piece of the loan process to ensure compliance with TRID, state, federal & government regulations. This role will primarily be responsible for ensuring that initial disclosures and re-disclosures are prepared completely with accurate loan information and meet required time frames

• Prepare and complete Revised Loan Estimates
• Responsibly maintain consumer’s confidential personal and financial information
• Ensure proper loan set-up within LOS and loan structure is accurate according to Loan Program and Type
• Ability to review fee data and prepare impounds and prepaid taxes/insurance to ensure correct figures are disclosed
• Send out disclosures package to consumers via E-Disclosures, in-person, or mail
• Monitor and Re-Disclose Loan Estimates and Change of Circumstances within 3 days of revisions.
• Monitor Day 3 Initial Loan Application Disclosures.
• Review fee changes to determine accordance to TRID change of circumstance guidelines
• Troubleshoot and provide guidance to Loan Officers and Processors accordingly if consumers are unable to retrieve disclosure set
• Run Automated Compliance Testing and inform processor of any major fails

Qualifications include:

• At least 2+ years of experience as a mortgage loan disclosure coordinator
• General knowledge of overall mortgage lending internal processes and controls, as well as federal, state, and regulatory requirements/guidelines related to consumer mortgage lending for Conventional loans, FHA, VA loans.
• Thorough knowledge of Conventional, FHA, VA loans, including various product/program guidelines, valid documentation requirements, necessary conditions and investor specific guidelines for closing.
• Thorough knowledge of valid documentation and processes required to disclose and re-disclose consumer mortgages
• Ability to prioritize multiple tasks in a deadline-driven environment; strong sense of urgency and responsiveness.
• Excellent customer service, interpersonal, verbal and written communication skill as well as intermediate math skills.
• Solve problems quickly, communicate effectively with internal and external customers, provide excellent customer service and work well under pressure.
• Strong detail orientation and highly organized.
• Prior experience using internal data entry systems, Microsoft Word, Excel and PDF/Document Retention programs.

High school diploma or equivalent required.
