About the role
As the Senior Financial Analyst - Real Estate, you will be a high-ownership finance partner supporting a defined real estate portfolio or business unit. This role is responsible for helping portfolio performance become more predictable, clearly explained, and proactively managed through disciplined reporting, forecasting, financing support, and risk management. You will lead the monthly reporting cycle, support capital and financing processes, and translate complex financial information into clear recommendations for operational leaders, ownership, and lenders. This is an opportunity for someone who wants direct exposure to decision makers and enjoys operating with independence, sound judgment, and a strong business-partner mindset.
Annual Salary Range: $90,000-$140,000
What you’re great at
- Turning financial data into clear, practical insights that help leaders make confident decisions.
- Influencing and partnering with operational teams without needing a direct reporting line.
- Staying composed during month-end, lender deadlines, covenant reviews, and other high-stakes timelines.
- Communicating difficult or uncertain financial information with context, professionalism, and solutions.
- Building strong financial models, proformas, forecasts, and reports that are accurate, consistent, and easy to understand.
- Balancing detail, deadlines, and business priorities in a fast-paced, entrepreneurial environment.
- Supporting and coaching junior team members when needed, while taking ownership of your own portfolio.
What you’ll be doing
- Lead financing processes from analysis through submission, including CMHC, conventional, bridge, and other financing structures.
- Own cash forecasting for the assigned portfolio, maintaining forward-looking visibility on liquidity, debt maturities, and refinancing readiness.
- Monitor covenant compliance, support lender relationships, and help prepare annual bank reviews with disciplined, lender-ready information.
- Lead the monthly reporting cycle from close through ownership delivery, including financial statements, variance analysis, and forward-looking commentary.
- Produce management reporting that clearly explains performance, distinguishes timing impacts from structural drivers, and improves consistency across assets and periods.
- Serve as the primary finance partner to assigned operational teams, building trust-based relationships and providing timely financial guidance.
- Build and maintain proformas, financial models, business cases, and scenario analysis to support operating decisions, acquisitions, dispositions, and capital deployment.
- Identify and escalate financial risks early, including covenant exposure, liquidity gaps, performance variances, and other material portfolio risks.
- Support quarterly and annual reporting cycles, budget planning, strategic planning, and value-added process improvements.
- Leading or participating in value added ad hoc projects, including process improvements, implementation, and analysis of KPIs and implementation of technology solutions.
What we’re looking for
- 3-6 years of progressive finance experience, ideally within real estate, development, property management, or another capital-intensive industry.
- Business degree with strong knowledge of accounting, finance, financial statements, budgeting, forecasting, and variance analysis.
- CPA designation or active CPA candidacy is preferred.
- Strong Excel and financial modelling skills, including comfort working with proformas, cash forecasts, and scenario analysis.
- Experience with financing, lender reporting, covenant tracking, capital management, or portfolio reporting is considered an asset.
- Strong communication skills with the confidence to present financial insights, challenge assumptions, and move decisions forward.
- Ability to work independently, manage competing priorities, and maintain accuracy and credibility under deadlines.
