What you will be doing:
The Property Accountant Lead plays a key leadership role in Ad-West's accounting department, overseeing both the financial operations of an assigned property portfolio and the work of a team of property accountants (approximately 5 individuals). This position is responsible for the accurate and timely preparation of property-level financials, ensuring compliance with accounting standards, regulatory requirements, and client expectations, while also reviewing the financials and general ledger work of team members to ensure accuracy and consistency across the portfolio. The Property Accountant Lead manages day-to-day accounting functions including general ledger maintenance, month-end closing, and financial reporting, and leads the team through third-party audits and property onboarding/offboarding within the portfolio. The ideal candidate will demonstrate strong leadership and review skills, sound analytical judgment, attention to detail, and a solid understanding of property management accounting. This position will report to the Controller
Responsibilities and Tasks:
· Lead, mentor, and oversee a team of approximately 5 property accountants, providing guidance, training, and performance feedback.
· Manage an assigned portfolio of properties, preparing and maintaining accurate monthly financial statements.
· Review financial statements, general ledgers, and journal entries prepared by team members for accuracy, completeness, and compliance prior to finalization.
· Perform general ledger reconciliations and resolve discrepancies in a timely manner.
· Review and post journal entries, accruals, and adjusting entries as needed.
· Lead the completion of third-party audits, serving as the primary point of contact and ensuring timely, accurate responses to auditor requests.
· Monitor accounts payable and accounts receivable activity to ensure proper coding and accuracy.
· Review property budgets, variances, and support variance explanations for both personal and team-managed properties.
· Manage onboarding and offboarding of properties within the company's portfolio, including transition of financial records, systems setup, and coordination with internal and external stakeholders.
· Ensure compliance with company policies, GAAP, and applicable regulatory requirements.
· Maintain organized and accurate financial records, including supporting documentation.
· Coordinate with property management, vendors, and internal teams to resolve accounting issues.
· Assist with year-end reporting and lender or ownership requests.
· Generate financial and system reports as requested.
· Identify opportunities for process improvement and help implement best practices across the team.

Qualifications:
· High school diploma or equivalent required; associate's or bachelor's degree in accounting, finance, or related business field preferred
· 3-5 years of experience in property accounting or a similar role, including prior experience reviewing the work of others or leading a team preferred
· Strong understanding of general ledger accounting, financial statement preparation, and property management accounting
· Demonstrated experience supporting or leading third-party audits
· Experience working with ERP systems and Microsoft Office Suite, especially Excel
· Excellent attention to detail and ability to manage multiple priorities in a face-paced environment
· Strong problem-solving and communication skills
· Ability to work independently, lead a team, and collaborate cross-functionally
Physical Requirements:
· Prolonged periods of sitting or standing (your choice) at a desk and working on a computer
· Ability to use standard office equipment, including a computer, keyboard, mouse, phone, scanner, printer, and postage machine
· Ability to occasionally life and move files or supplies weighing up to 20 pounds
· Visual acuity to read and interpret data on a computer screen and paper documents.
· Manual dexterity for data entry and handling paperwork.

Schedule:
· Full-Time at 40 hours a week
· Hybrid work option with 2 days in office and 3 days at home
Starting Pay:
· $33.00-36.00 per hour DOE
· Non-Exempt
Salary Description $33.00 - $36.00 per hour DOE
