Job Summary
The Senior Property Accountant, housed within the Accounting Department, is responsible for recording, reviewing, and evaluating the financial transactions for a portfolio of healthcare properties encompassing the full spectrum of transaction processing, general ledger analysis, external financial reporting, annual audit preparation, and management reports. Working with Facilities Development and Treasury, the Senior Property Accountant will be responsible for updating and documenting accounting procedures to ensure accuracy, consistency and compliance throughout the entire portfolio which is composed of both owned and leased properties.Essential Functions

Records all monthly rent and opex payments. Performs all monthly account reconciliations and update supporting analytical schedules on a timely basis.
Records internal/imputed rents based on property allocations.
Produces monthly lease accounting entries in compliance with ASC 842.
Creates and maintains recurring payables and journal entries for each property as needed.
Processes non-standard or non-recurring payables and journal entries as necessary.
Ensures timely payment of annual real estate taxes for all leased properties.
Partners with Facilities Development and Treasury in preparation of periodic and ad hoc reporting requests from leadership.
Prepares annual lease disclosure for financial statement. Field audits requests and answer audit questions related to the real estate portfolio and specific leases.
Supports annual budget preparation in conjunction with Facilities Development and Treasury.
Documents and updates real estate accounting procedures and processes. Identifies process improvement opportunities to be evaluated.
Performs other duties as assigned.
Supervisory/Management Responsibilities
This is a non-management job that will report to a supervisor, manager, director or executive.
Minimum Requirements
Education - Bachelor's degree in Finance, Accounting, Business, or Real Estate
Experience - Five (5) years of property and lease accounting. Experience with real estate accounting software such as Yardi or MRI. - Preferred Commercial Lease familiarity/ Healthcare accounting experience. - Preferred

In lieu of the education and experience requirements noted above, the following combination of education, training and/or experience will be considered an equivalent substitution: Master's degree in Business, Finance, or Accounting, or Real Estate, and Three (3) years of experience.
Required Certifications, Registrations, Licenses
CPA preferred
Knowledge, Skills and Abilities
Excellent communication and interpersonal skills
Strong accounting and financial analysis experience; excel proficiency; knowledge of real estate concepts; knowledge of ASC 842 Lease Accounting compliance .
Commercial Lease familiarity/ Healthcare accounting experience. (Preferred)
Experience with Real Estate Accounting Software such as Yardi or MRI. (Preferred)
Proficient computer skills (word processing, spreadsheets, database)
Mathematical skills
Advanced PowerPoint and Excel skills
