About the Role
The Financial Analyst, Senior Living Capex will have the opportunity to join an S&P 500 company and work on a high-profile and growing portfolio of senior housing assets with a focus on organic capital investments. The Financial Analyst will report to the Director, Senior Living Capex and oversee financial analysis, project underwriting, and portfolio-level tracking and reporting across 850+ senior housing communities in North America and the UK. He/she will be a key contributor to an integral team within Ventas and will have a significant responsibility for, and impact on, the portfolio's financial performance. While we do not require any prior real estate or healthcare experience, we do require candidates who are analytical, detail-oriented, intellectually curious, fast learners and have a desire to be an integral part of a company whose track record speaks for itself. Key responsibilities include:
Provide analytical support for a portfolio of senior housing assets located across North America and the UK
Leverage property, market, and industry financial and demographic data to underwrite and make recommendations for capital investment feasibility and prioritization on project-by-project basis
Create supporting materials, including the creation of presentations for project approval by company executives
Track, forecast, and report project status, cash spend by project, variances to project budget, variances to underwriting on financial performance and returns on investment
Collaborate with various Ventas internal teams and operating partners to help effectively manage up to ~$500M+ in annual organic capital investments across ~850+ senior housing communities
Conduct occasional site visits to help evaluate potential projects and review ongoing or completed projects
Qualifications
Bachelor’s degree in Finance, Economics, Real Estate, Mathematics or similar field
1+ years of post-undergraduate experience
Must be located in the Chicago, IL or New York, NY surrounding area or willing to relocate for the duration of employment
Willingness to adapt and thrive in a blended work environment with 3-days in office, seamlessly transitioning between remote work and in-office operations
Strong proficiency in MS Excel and proficiency in MS PowerPoint required
Experience using Power Query/Power BI, Python and other business intelligence and/or coding skills would be beneficial, but not required
Working knowledge of finance and accounting concepts
Strong written and verbal communication skills
Must be legally authorized to work in the United States without need for employer sponsorship now or in the future
The estimated base salary range for this position is $75,000 - $100,000 per year. This range reflects a good-faith estimate of the base salary Ventas reasonably expects to pay at the time of posting. Actual base pay will be determined based on work location, skills, qualifications, relevant experience, and business needs.
In addition to base salary, this role is eligible for discretionary incentive compensation and a comprehensive benefits package, which includes medical, dental, vision, retirement savings, paid time off, and other wellness benefits under applicable plan terms.
