- Monitor procurement performance against budget objectives and identify opportunities for continuous improvement.
- Partner with Construction, Preconstruction, and Finance leadership to support project profitability.
- Lead the Supplier Relationship Management (SRM) program.
- Develop supplier segmentation strategies, scorecards, business reviews, and performance metrics.
- Establish portfolio-wide supply chain risk mitigation strategies, including dual sourcing and contingency planning.
- Maintain strong supplier relationships while protecting company interests.
- Lead the selection, implementation, and continuous improvement of procurement, ERP, and project management systems.
- Standardize procurement workflows and purchasing processes across the organization.
- Drive procurement digital transformation initiatives that improve efficiency, reporting, and data integrity.
- Develop procurement dashboards, KPIs, and executive reporting.
- Provide meaningful insights into procurement performance, supplier activity, project forecasting, spend analysis, and capital planning.
- Support executive decision-making through timely and accurate reporting.
- Establish procurement policies and governance standards across the construction division.
- Oversee vendor onboarding requirements, insurance compliance, lien waiver administration, documentation controls, and contract compliance.
- Ensure purchasing activities comply with company policies, contractual obligations, and risk management standards.
- Establish a scalable procurement organization capable of supporting continued company growth.
- Strengthen national supplier relationships and negotiate enterprise purchasing agreements.
- Improve purchasing consistency across projects and regions.
- Deliver measurable procurement savings while protecting quality and project schedules.
- Implement standardized procurement policies, workflows, and reporting.
- Improve executive visibility into procurement performance through meaningful analytics and KPIs.
- Bachelor's degree in Supply Chain Management, Construction Management, Business, or a related field, or equivalent professional experience.
- Six or more years of procurement, sourcing, or purchasing experience, including significant leadership experience within construction, homebuilding, or real estate development.
- Experience building and leading procurement teams or enterprise procurement functions.
- Experience managing leaders and developing high-performing teams.
- Experience negotiating and administering national or multi-region purchasing programs and master supplier agreements.
- Demonstrated success developing procurement strategy, governance, policies, and measurable cost savings initiatives.
- Multifamily or commercial construction procurement experience.
- Experience managing procurement across multiple geographic markets.
- Experience implementing enterprise procurement, ERP, or project management systems such as Procore, Sage 300 CRE, Kojo, or similar platforms.
- CPSM (Certified Professional in Supply Management)
- CSCP (Certified Supply Chain Professional)
- Executive-level strategic sourcing and contract negotiation skills.
- Strong understanding of construction procurement, buyout, material planning, and supplier management.
- Demonstrated ability to build procurement organizations and align teams with enterprise objectives.
- Excellent financial and business acumen with experience managing enterprise purchasing performance.
- Deep understanding of value engineering, long-lead procurement strategies, supply chain risk management, and portfolio purchasing.
- Experience leading organizational change, process improvement, and procurement transformation initiatives.
- Executive-level communication and relationship-building skills with the ability to influence stakeholders across all levels of the organization.
- High level of professionalism, sound judgment, and discretion when managing confidential supplier and company information.
- Advanced proficiency with Microsoft Excel, Word, Outlook, and the Microsoft 365 platform.
- Experience owning or implementing procurement, ERP, construction management, and project management platforms.
- Comfortable leveraging AI-enabled tools to improve drafting, reporting, research, organization, and workflow efficiency.
- Demonstrates sound judgment when using AI-generated content by validating information for accuracy while protecting confidential company, vendor, resident, and employee information.
