We are looking for a Development Accounting Manager. The Development Accounting Manager is responsible for the financial administration, accounting, reporting, and controls of the Company's real estate development projects. This role serves as a key liaison among development, construction, accounting, lenders, investors, consultants, and contractors to ensure accurate financial reporting, effective contract administration, timely processing of draws and cash calls, and compliance with project financing requirements.
The ideal candidate possesses strong real estate development accounting experience, exceptional organizational skills, and the ability to manage multiple projects in a fast-paced environment.
Essential Responsibilities
Development Accounting & Financial Management
- Ensure accounting records for assigned development projects are maintained to an industry-leading standard from acquisition through stabilization.
- Supervise the recording and reconciliation of all project-related transactions, including development costs, construction expenditures, financing activities, and capital contributions.
- Monitor project budgets and commitments and identify variances to approved budgets.
- Assist in the preparation and maintenance of project pro formas, development budgets, and cash flow forecasts.
- Coordinate monthly project close processes and account reconciliations.
- Ensure proper cost coding and allocation of project expenses.
Construction Draw Administration
- Manage the preparation, review, and submission of lender draw packages.
- Coordinate collection and review of invoices, lien waivers, sworn statements, and supporting documentation.
- Track draw funding requests and monitor lender reimbursements.
- Maintain compliance with loan agreements and construction financing requirements.
- Coordinate with investors, lenders, inspectors, contractors, and development teams to facilitate timely funding.
Equity Funding & Cash Calls
- Prepare investor and partnership cash call requests.
- Track capital contributions and maintain capital funding schedules.
- Monitor project liquidity and forecast future funding requirements.
- Coordinate with ownership, investors, and finance teams regarding capital deployment and funding needs.
Contract Administration
- Maintain project contract logs, purchase orders, and consultant agreements.
- Track contract values, amendments, change orders, and payment applications.
- Monitor commitments against approved budgets.
- Ensure contractual documentation is complete and properly maintained.
- Coordinate with development and legal teams regarding contract compliance.
Financial Reporting
- Prepare monthly development reports summarizing project status, budgets, commitments, expenditures, funding activity, and forecasted cash requirements.
- Prepare lender, investor, ownership, and management reporting packages.
- Assist with quarterly and annual financial reporting requirements.
- Support audits, tax preparation, and lender compliance reviews.
Process Improvement & Controls
- Establish and maintain internal controls related to project expenditures and funding.
- Develop and improve reporting tools, dashboards, and accounting processes.
- Ensure compliance with company policies, financing agreements, and partnership requirements.
- Support implementation and optimization of accounting and project management systems.
- Monitor timeline and funding for potential risks and propose mitigation to be applied as appropriate.
Qualifications
- Bachelor's degree in Accounting, Finance, or related field preferred.
- 5+ years of construction accounting or project accounting experience.
- Strong understanding of development budgets, construction draws, capital structures, and project financing.
- Experience with lender reporting, equity funding, and partnership accounting.
- Advanced proficiency in Microsoft Excel and enterprise accounting software.
- Excellent analytical, organizational, and communication skills.
- Ability to manage multiple projects simultaneously and meet deadlines.
- Self-starter with a proven track record of driving initiatives from ideation to completion.
