Reports To: Accounting Manager or Controller
Position Summary: The Senior Property Accountant position serves as a key accounting resource at the property level, who provides insightful and timely financial information to the Operations Team, whilst working along side other departments such as Procurement, Accounts Payable and Treasury. This position also provides leadership to the other Property Accountants within the team. Primary accountabilities include preparation of Regional Reporting Packages, AGI/ARI Process, Forecasting and Budgeting, CAM & Tax recoveries, pre-bills and final billings.
Responsibilities:
Financial Due Diligence
- Prepare monthly financial statements and variance analysis which includes:
- Preparation of monthly journal accounting entries.
- Preparation of monthly account analysis of assets, liabilities and P&L accounts
- Account reconciliations – includes asset & liability general ledger account reconciliations, ensure sub-ledgers reconcile with general ledger, CAM and Tax recoveries, rent roll sub-ledger reconciliation and tenant chargebacks
- Preparation of monthly CAM & Tax recovery spreadsheets, Annual CAM & Tax Yearend billings
- Prepare, review and assist in coordination of annual budget and quarterly forecasts, including annual CAM & Tax Pre-bills for the properties’ Operating Statements and CAPEX projects in conjunction with Operations, Accounting Manager and Controller.
- Preparation of schedules for realty tax analysis and appeals where applicable
- Assist in requirements to support acquisition and disposition of properties
- Maintain proper quarterly and year end accounting working paper files.
- Ensure compliance with company policies, procedures and internal controls.
- Other duties as assigned by reporting manager.
Revenue/Treasury
- Review monthly CTS and discrepancy reconciliation. Co-ordinate with revenue department to ensure discrepancies are cleared and reconciliations are kept current.
- Assist in & review the preparation of potential AGI/ARI schedules and ensure prompt submission of eligible AGI/ARIs to the respective Residential Tenancy Boards for approval.
- Coordinate with Treasury Manager on investments of security deposits
Other
- Assist in providing financial guidance to Procurement, Revenue and Operations personnel
- Advise on system issues & make recommendations for enhancements
- Handle queries from Operations and Head Office staff & auditors
- Review and documentation of accounting processes and procedures; recommend and implement changes, if deemed necessary
- Continuous review of business processes to ensure efficiency and effectiveness
- Ad hoc tasks as requested by reporting manager, Controller or Director
Qualifications:
- CPA designation or final stages
- 3-5 years minimum relevant industry experience with full cycle accounting experience
- Working knowledge of IFRS and its applications
- Strong analytical skills
- Ability to work under tight deadlines, multi-task and prioritize
- Self- starter who can work independently and in a cross functional team
- Excellent communication skills, written and verbal
- Proficiency in Excel is a requirement
- Working knowledge of SAP and BPC is an asset
